COMPARABLES:

A recent market study covering 21 developments, some on the water, some not, from Amelia Island, FL to Savannah, GA
shows the least expensive condominium being $475 per square foot and the most expensive at $1100 per square foot.  Many
of the units at $475 per square foot are 10-20 years old.  

On neighboring exclusive Saint Simon’s Island, not included in the study, the average is
